Preparing For Your Future

Why Property and Assets Matter During Divorce

Property, savings, and investments form a major part of most financial settlements. Understanding their value and how they fit into your long-term financial plan is essential.

We help you consider:

  • The true market value of property

  • Equity and mortgage responsibilities

  • Liquidity vs long-term security

  • Risks of accepting or giving up specific assets

  • Balancing assets with pensions or future income

  • Tax implications and affordability

Our advice helps you make clear, confident decisions that support both your present and future financial well-being. To understand how property decisions interact with pensions and long-term planning, you can also explore our detailed guide on pension advice during divorce.

Common Mistakes People Make During Divorce

Our advice helps you make calm, informed choices & not rushed or uncertain ones. To help protect your financial wellbeing, we help you avoid mistakes such as:

What Are the Key Financial Considerations During Divorce?

The Family Home

Often the biggest emotional and financial decision. We help you understand:

  • Equity value

  • Mortgage affordability

  • Options for buying out or being bought out

  • The risks of keeping the property without long-term planning

  • Selling the home vs staying in it

We ensure that the decision fits your financial capacity and future goals.

2. Investment Properties

If you own rental or second homes, we assess:

  • Market value

  • Rental income

  • Tax implications

  • Mortgage liabilities

  • Long-term investment potential

This helps avoid decisions based solely on headline value rather than future benefit.

3. Savings & Cash Assets

We review:

  • Cash savings

  • ISAs

  • Premium bonds

  • Joint savings accounts

  • Emergency funds

Clear budgeting is vital when assessing short-term liquidity, and our post-divorce cashflow planning guidance can help you evaluate what you need moving forward.

4. Investments & Portfolios

We analyse:

  • Stocks & shares ISAs

  • Investment funds

  • Managed portfolios

  • Bonds

  • Dividends and tax implications

We explain how each investment may serve you in both the short and long term.

5. Business or Self-Employed Assets

If you or your partner own a business, we help you understand:

  • Business value

  • Income implications

  • Ownership structures

  • How the business fits into overall settlement options

These assets often require specialist analysis to be divided fairly. To see how business value fits into your wider settlement, you may find it helpful to review our full divorce financial advice overview.

6. Debts, Loans & Liabilities

A fair settlement considers all financial responsibilities, including:

  • Personal loans

  • Overdrafts

  • Joint debts

  • Credit cards

  • Mortgage arrears

  • Vehicle finance

We ensure all liabilities are fully understood and clearly included in settlement discussions.

Many people underestimate the value of pensions or overestimate the affordability of keeping the family home. Our role is to help you see the full picture, not just the immediate decisions. If pensions also form part of your settlement, our guide on pension advice during divorce explains how to compare long-term value fairly.

How Assets Are Divided During Divorce

There are a few ways assets may be divided depending on your circumstances:

Equity Split

Deciding how the equity in the home or other properties should be divided.

Asset Offsetting

Exchanging one type of asset for another, such as keeping the property in exchange for giving up pension claims.

Selling and Dividing Proceeds

Selling a property or investment asset and distributing the proceeds.

Transfer of Ownership

Moving ownership of a property or account from one partner to the other.

We explain the financial implications of each option clearly so you can decide what’s best for your future. To understand how asset choices affect your lifetime finances, our article on working alongside your solicitor during divorce shows how financial clarity supports better legal outcomes.

Divorce Financial Services

Understanding Affordability and Long-Term Impact

A settlement may seem fair on paper, but affordability and long-term implications matter just as much.

We help you answer questions such as:

  • Can I afford to stay in the family home?

  • Will I be able to maintain mortgage payments alone?

  • Do savings or investments need to be preserved for future needs?

  • Which assets grow in value — and which do not?

  • How will each option affect my long-term financial security?

Our guidance helps create a realistic, future-focused settlement plan if you’re unsure about the long-term affordability of your choices, our budgeting after divorce guide offers structured support.

Spoke with Jo for ten mins, and was told more about withdrawing my pension pot in them minutes than the Provider has told me in the last 7 weeks. Very professional and very helpful, would certainly recommend

I am delighted to speak on behalf of JOANNE FLANAGAN of Every Step Financial Services. Joanne has provided financial advice to my wife and I for some time now and she has always offered this advice in a most professional manner. She listens carefully to our views and reflects them in her judgements. For many years Joanne ably monitored our investments and offered us advice on the way forward. Recently however Joanne has gone beyond what we could have expected as she has supported us with help, compassion, and understanding during our daughter's difficult divorce. We have had to loan our daughter much of our savings to fund her legal bills which have come in at irregular and sometimes unexpected moments. Joanne has always been there to with advice and help organising the arrangements and managing our withdrawls. She has proved herself a true friend as well as a financial adviser. When the divorce is settled and the loan repaid I look forward to reinvesting our savings with Joanne and Every Step. Thank you Joanne Frank Jeffs 14/12/24

First class service, with Joanne going above and beyond the call of duty. She is always available for a chat about plans, keeps me informed and quickly actions changes when needed. Can not recommend highly enough

Jo is a an actual lifesaver. I was on the hook for a >£100k inheritance tax bill after an 18 month probate process. My lawyer had tried everything, and we were in dire straits - the bill exceeded what was available in cash to pay it. I got second and third opinions from lawyer friends… No one had any better news for us. In desperation I turned to Jo who immediately spotted that I was entitled to transfer some of my deceased father’s allowance since my parents never divorced. SOMETHING MY LAWYER COMPLETELY MISSED! Unlike Jo, he’d just assumed that because they weren’t together, they were divorced. Jo takes the time to know her customers, assumes nothing, listens to EVERYTHING and that, along with her razor sharp mind and fairly recent training means she is on top of all the most recent legislation and can get the very best outcomes for her clients. My bill dropped to £8.5k thanks to Jo’s knowledge and intelligence and I am forever in her debt. Thank you, Jo. I cannot sing your praises highly enough, and my mum would be so, so grateful to you 🙏🏼

I've worked with Jo for a few years now & she is extremely approachable & friendly. Her advice has helped so much in understanding about my future finances. She actually talks in a language that I understand & makes it easy to get to grasps with financial stuff which is not my forte. I have recommended Jo to friends & family & they have benefitted from her advice too.

Absolutely incredible service! Joanne took the time to sit with us, talk to us (not at us!) and understand our very complex, individual circumstances. Her advice was unbiased, considered and perfectly suited to our needs. Highly recommend!!
